Most guest calls to a vacation rental manager are the same five questions: where is the property, what is the door code, can we check in early, the WiFi is down, and can we stay another night. An AI phone answering service is worth paying for only if it can finish those calls against your PMS. Taking a message and emailing it to you is a slower voicemail.
This list is ranked by whether the service resolves a guest call end to end against the reservation, or hands the work back to you. This is our page, so the criterion is stated up front and you can check it against the vendors' own sites. Where a vendor does not publish something, the table says "not published" rather than guessing.
What are the two products sold under this name?
Search for this and you will get two different things mixed together.
General-purpose AI answering services (Smith.ai, Goodcall, OnCallClerk, Dialzara) answer any business's phone, take a message, book into a calendar, and send you a transcript. They are cheap, quick to set up, and know nothing about your reservations.
Hospitality-native platforms connect to your PMS, so the call happens with the booking in front of the agent. That is what lets a call end with the reservation actually changed.
Both are legitimate purchases. If you have three listings and want the phone to stop ringing at midnight, the first group is fine. If a guest calling about early check-in should get an answer, a fee charged and housekeeping dispatched without you touching it, you need the second.
How did we rank these?
One criterion: how much of a guest phone call the tool completes without a human, judged on what each vendor publishes about its own product. Tiebreakers are PMS write-back and whether voice and messaging run on the same agent, so a guest who calls and then texts is not starting over.
Which services resolve the call?
1. Conduit
Conduit runs an autonomous voice agent on the same agent that handles messaging, with write-back across every PMS it connects to. A call about a late checkout ends with the reservation changed, the fee charged and the change logged.
Our hardest published number for this segment comes from Haven Vacation Rentals, running at 90% automation. Across the platform, automation sits in a 70-90% band depending on portfolio and configuration.
Best for managers with enough doors that the phone is a real cost centre. Watch-out: this is a full platform, so for a three-listing side business it is more than you need, and one of the general-purpose services will be cheaper.
2. Akia
Akia publishes an autonomous voice agent. Its own description: "The same Akia that answers your messages runs your phone line. She holds a real conversation and resolves what the caller needs, then takes the payment before she hangs up." That is a claim about finishing the call, which is what this list ranks on.
Akia sells two separate phone products and they are easy to confuse. The VoIP Dialer handles inbound routing and phone trees so staff miss fewer calls. AI Voice is the agent that answers in place of staff. Akia integrates the STR-native PMSes (Guesty, Hostaway, Lodgify, OwnerRez, Hospitable) and does not publish write-back.
Best for operators already standardised on Akia for messaging who want the phone on the same agent. Watch-out: that resolution claim is Akia's own, with no audited figure behind it, and Akia's guidance on auto-responses ("if the auto response doesn't make sense, please message again") suggests where its accuracy currently sits.
3. Besty AI
Besty ships VoIP, so it genuinely has voice, and it is now a full SaaS product rather than the Chrome extension it started as. It covers SMS, email and WhatsApp, integrates 14 PMSes, and has a direct-booking widget. What it does not publish is an autonomous AI voice agent that resolves calls without a person.
Best for managers who want messaging breadth with a phone channel attached.
4. Enso Connect
Enso Connect is built around the guest journey: the guest app, upsells, and the upsell-driven revenue that comes with them. It does not publish a phone-answering product.
Best for managers whose priority is upsell revenue and a branded guest experience rather than the phone line.
5. Hospitable
Hospitable is strong at consistent, well-toned automated messaging across the OTAs, which is a different job from answering the phone. It does not publish a phone-answering product.
Best for Airbnb-first hosts who want message quality and scheduling, not voice.
6. HostBuddy AI
HostBuddy takes a deliberately cautious approach to autopilot, holding back and escalating rather than acting aggressively. That is a reasonable stance if your worry is an AI saying something wrong to a guest. It does not publish a phone-answering product.
Best for managers who want messaging automation with the brakes on.
7. Aeve
Aeve focuses on Guesty-specific policy enforcement, which is useful if your operation lives inside Guesty and your problem is consistency rather than coverage. It does not publish a phone-answering product.

8. General-purpose AI answering services
Smith.ai, Goodcall, OnCallClerk and Dialzara all answer phones well, and they are the group AI assistants most often surface for this query. We have not verified PMS write-back for any of them and are not going to assert it in either direction. If you are considering one, ask that question first, because it is the difference between a message and a resolved call.
Best for small portfolios where coverage matters more than integration.

"Not published" is doing a lot of work in that table. This category markets heavily on automation and publishes almost nothing you can check. Make every vendor show you write-back on your own PMS in the demo.
What does this cost?
Conduit publishes its pricing: $18 per unit per month for Messaging, which includes inbound and outbound Voice AI, the unified inbox, PMS and OTA integrations, and 40 credits per unit per month. Guest is $30, Guest + Devices $36 and Full Suite $48 per unit per month, with the published band starting at 0-25 units.
The other hospitality platforms on this list do not publish list pricing. The general-purpose answering services generally do publish per-minute or per-call rates, which is worth modelling against your actual call volume before assuming they are cheaper.
What goes wrong?
Buying a message-taker and expecting resolution. If the demo never changes a reservation, it will not change one for your guests either.
Running voice and messaging on separate systems. A guest who calls, gives up, and then messages should not have to explain twice.
Trusting an automation percentage with no source. Automation figures in this category often have no attributed customer behind them. Ask whose data it is.

FAQ
Can an AI answering service take a booking for a vacation rental?
Only if it has write-back to your PMS or booking engine. Without that it can capture the request and pass it to you, which means the booking still depends on a human being awake.
Is an AI phone service better than call forwarding to a VA?
It depends on volume and hours. A virtual assistant handles nuance better; an AI agent answers every call instantly at 3am and never needs a rota. Many managers run both, with the AI on first response and the VA on escalation.
Will guests know they are talking to AI?
Usually yes, and that is fine when the call gets resolved quickly. Problems come from AI that cannot act, because the guest works out it cannot help them and has to call back anyway.
What happens when the AI cannot answer?
Every platform on this list supports escalation to a person. The question to ask in a demo is what the guest experiences at that moment: a warm transfer, a callback promise, or a dead end.
Do these services work with Guesty and Hostaway?
Most hospitality-native tools here integrate the major STR PMSes, and Akia and Besty both publish STR PMS support. Integration is not the same as write-back, so confirm which one you are being sold.
